The Cove project is located in the City of San Jacinto, within Riverside County. The 250-acre site is divided into five separate development tracts. The project consists of approximately 450 single-family residential units with lots ranging in size from 5,000 sf to 8,000 sf. Amenities within the project include a 14-acre school site, a 7-acre park, three tot-lot parks, one paseo park, and several pocket and linear parks. Site improvements include a sewer lift station, a water booster pump station, and extensive detention and drainage facilities. Almost 4 miles of off-site sewer, water and road improvements compliment the project and the surrounding area. Scope of Services
Services included design of rough grading, street layout, and sewer, water and storm drain systems; preparation of final maps, precise grading plans and hydrology and hydraulics studies/reports. Construction support and construction staking services are also being provided. Challenges & Achievements A separate storm drain system was required to serve the vernal pool complex. Design had to be performed in such a way as to accommodate existing steep, rocky hillside and Indian archeological and environmentally-sensitive sites. Drainage design was a challenge due to the steep hillside and terrain of the project, and regional issues. A detailed water quality/storage detention design was required to accommodate the storm water runoff.
