The Sheraton Desert Cove Resort is a full-service hotel and resort center situated on approximately 11 acres, located in Cathedral City, California. The project is a design-build endeavor for the local redevelopment agency, and is to be LEED certified. The five-story hotel will include 300 guest rooms, a golf clubhouse and pro shop, large conference facilities, a full indoor/outdoor restaurant, and a multi-pool and spa area. The site has both keystone and CMU retaining walls, 540 parking spaces, a stormwater bio-retention area, solar "parking trees", a golf cart staging area, and a putting green. Scope of Services:
Civil/Survey design services include an ALTA Survey, site layout, earthwork, rough grading plans, precise grading plans, sewer and water plans, off-site street improvement plans, design of auxiliary roadways, LEED certification support, Storm Water Pollution Prevention Plan, PM10 support, earthwork estimation, Fire Protection Master Plan, Riverside County Flood Control District (RCFCD) exhibits, Hydrology & Drainage Study, ADA site compliance, and a Storm Water Management Plan. Challenges / Achievements:
ØThe site is directly adjacent to a major RCFCD flood channel. Close coordination was required to fill against their levee and gain grading approval.
ØThe site required fill over existing sewer and water facilities. The existing pipes were already under the maximum allowable fill for the agency, so special loading calculations were required to demonstrate that the additional fill would not negatively impact the integrity of the pipes.
ØThe frontage road, East Palm Canyon Drive (Highway 111) is simultaneously being widened. Close coordination with the road design engineer and the City of Cathedral City (City) is required.
